Applications
The Smart Building Hub (SBH300) is the base controller for the Verasys™ Building Automation
System (BAS) that provides wired and wireless connection between all Smart Equipment, Verasys
and supported third-party controllers.
The SBH300 features many-to-one, multi-client connectivity for access to any Verasys Controller
or BACnet® MS/TP field device. The SBH300 directly connects to wired or wireless BACnet (MS/
TP) field bus devices, including Verasys Zone Coordinators (VZC), Verasys Zone Controllers (ZEC),
Verasys Application Controllers (VAC), and TEC Smart Thermostats. The SBH is also compatible
with Smart Equipment RTUs and third-party BACnet devices that meet the required BACnet MS/TP
specifications. For more information, refer to the Verasys BACnet MS/TP Integration Technical Bulletin

BACnet MS/TP Equipment connects wirelessly to the SBH300 using the Transparent MS/TP Wireless
Router (TMR). BACnet MS/TP Equipment connected to the SBH300 is automatically discovered when
uniquely addressed.
The SBH300 has a USB Wi-Fi access point to provide an intuitive, browser-based interface for
simple control of a light commercial or mid-market building.The wireless access point range with a
supported mobile device is 31 m (100 ft) line of sight, while indoors, and 91 m (300 ft) line of sight
outside. You can access the user interface over Wi-Fi access point or set-up remote access through
an Ethernet connection to the Internet. For more information, refer to the Verasys Smart Building
Hub (SBH) Network and IT Guidance Technical Bulletin (LIT-12012324).
The SBH300 connects to cloud services for routine firmware updates over Ethernet or Wi-Fi Client
with the included USB Wi-Fi adapter.
You can mount the SBH300 permanently onto a DIN rail or secure it onto a stable, flat surface.
Supply power for the SBH300 is provided through the included AC power supply or an external 24
VAC connected to the terminal block plug.
Installation
Special tools needed
To use the SBH300, you require a Wi-Fi or Ethernet capable device, such as a phone or computer
with a compatible web browser. See Technical specifications.
Mounting
Location considerations
Follow these guidelines when you mount the SBH300:
• Mount the SBH300 in areas free of corrosive vapors and observe the environmental limitations
listed in the Technical specifications section.
• Solid objects including walls, duct work, cabinets, doors, and glass can impede the Wi-Fi signal.
Minimize the number of barriers between the connected computer or mobile device and the
SBH300. Use line of sight, if possible.
• Metal objects such as cabinet doors, enclosures, and pipes, and concrete objects such as pillars,
walls, and ceilings can limit Wi-Fi service.
• Do not mount the SBH300 outside.

DIN rail mounting
About this task:
To mount the SBH300 to a DIN rail, complete the following steps:
1. Securely mount a 190 mm (7.5 in.) or longer section of 35 mm (1.375 in.) DIN rail horizontally.
2. On the back of the SBH300, extend the two lower mounting clips.
3. Hang the top of the SBH300 to the DIN rail clip. Then press the SBH300 against the DIN rail
and hold in place while pushing up on the lower mounting clips to secure the unit.

Wall mounting
1. Pull the bottom two mounting clips downward to their extended positions.
2. Mark mounting hole locations on the wall. Use the dimensions shown in Figure 2, or hold the
bracket against the wall and mark the hole locations through the mounting clips.
Note: The screw holes on the SBH300 can accommodate M4 and #8 screws.
3. Drill holes in the wall based on the locations marked in step 2. Insert wall anchors for each
hole if necessary.
4. Hold the device in place, insert the screws through the mounting clips and into the screw
holes, and then carefully tighten all screws.
Important: Do not overtighten the mounting screws. Overtightening the screws can
damage the mounting clips or bracket.

Wiring
The SBH300 supports a maximum capacity of 100 single-zone devices across the System Bus and all
Zone Buses.
You can hardwire and wirelessly connect the controllers to the SBH300, as the SBH300 supports
both connection types simultaneously. To wirelessly connect the controllers, connect the TMR
coordinator to the SBH300 and connect one TMR router to each equipment controller. One TMR
coordinator supports up to 35 wireless devices. You can add an additional TMR coordinator to the
SBH300 to connect a maximum capacity of 70 wireless devices.
Note: Configure each TMR coordinator with a different PAN ID before you wire them to the
SBH300.
Wiring guidelines
Follow these guidelines when you wire the SBH:
• Do not hang the SBH300 from a cable connection.
• Provide slack in the cable between the SBH300 and the device you connect to it.
System bus port
You can connect to the SBH300 RS-485 system bus port through a blue, 4-terminal, system bus
terminal block plug. You can also temporarily connect the system bus to a device with the 6-pin RJ12
cable. For data transmission and other specifications, see Technical specifications.
System bus communications connections
To connect the SBH300 to the system bus for communication, use the System Bus adapter on the
SBH.

The SBH300 has a dedicated default system bus address of 116. You can change the default
address in the BACnet Settings menu. Ensure that the SBH has a unique address on the system bus
network. The system bus can only accommodate one SBH300.
Performance of the SBH300 varies based on the amount of traffic it accommodates.
USB ports
The SBH300 has two USB 2.0 host (type A) ports and one USB 2.0 client (type micro) port. The USB
host ports are dedicated for the Wi-fi USB access point.
• Do not use the USB port as a charging port.
• Do not connect devices other than those specified in Johnson Controls® technical
documentation.
• Use the USB ports only when needed.

USB adapters
Connect the Wi-Fi adapter that comes with the SBH300 into either of the USB 2.0 host (type A) ports.

Ethernet port
The Ethernet port on the SBH300 is an 8-pin RJ-45 jack. The maximum cable length is 100 m (328 ft).
Connecting wired BACnet MS/TP network equipment
About this task:
Use the 4-pin System Bus on the SBH300 to connect your BACnet MS/TP network equipment. Wire
between the SBH300 and MS/TP controllers in a daisy chain wiring configuration. Use 22 AWG-3

twisted shielded cable. For more information, refer to the MS/TP Bus Cable Recommendations
section of the Verasys BACnet MS/TP Communications Technical Bulletin (LIT-12012362).
• Wire the RS485 +, -, and COM pins. Do not connect to the PWR pin.
Important: If the SBH300 is at the end of an MS/TP bus segment, set the End-of-Line (FC
EOL) switch to ON. If the SBH300 is not at the end of an MS/TP bus segment, set the End-
of-Line (FC EOL) switch to OFF. If you use a shielded cable, do not connect the shield wire
to the SBH300. To daisy chain the SBH300, connect the shields using a wire nut or similar
connector.
Connecting a TMR coordinator
You can connect equipment over a MS/TP wireless network to the SBH300 with a TMR set to
coordinator mode. You can connect up to two TMRs in Coordinator Mode to the SBH300. The first
TMR connected to the System Bus of the SBH300 automatically resets to Coordinator Mode. When
you connect a second TMR to the SBH300, you must manually set the TMR to Coordinator Mode. For
more information about Coordinator Mode, refer to the Mode selection section of Verasys TMR Series
Wireless Router Installation Guide (LIT-12014167).
About this task:
To connect the TMRs to the SBH300, complete the following steps:
1. Connect one TMR to the System Bus RJ-12 port.
2. If the System Bus RJ-12 port is already in use, or to connect a second TMR, use the four-
terminal System Bus port.
Note: The SBH300 provides power for the TMR on pin 4 of the FC bus connector. If the
SBH300 is wired to other MS/TP devices, do not connect the cable’s shield wire to the
four-terminal System Bus port. Leave the shield disconnected, or wire-nut the shield
wires together and bypass the SBH300.
Note: If the System Bus starts at the SBH300, connect the shield to earth ground. If the
SBH is in the middle of the run, wire nut the shields together and bypass the SBH300.
Powering the SBH300
To power the SBH300, use one of the following power supplies:
• 24 VAC power supply.
• Johnson Controls 24 VDC power supply, see Accessories.
• Third-party 24 VDC power supply, see Technical specifications.
CAUTION
Risk of Property Damage.
Do not apply power to the system before checking all wiring connections. Short circuited or improperly
connected wires may result in permanent damage to the equipment.

Connecting a 24 VAC power supply
• Connect a 24 VAC power transformer with a 50VA minimum output.
Important: Connect the 24 VAC supply power wires from the transformer to the removable
power terminal block plug on the SBH300.
Connecting a 24 VDC power supply
1. If you are using the 24 VDC power adapter, plug the power adapter into the round 24 VDC
barrel plug located in the upper right corner of the SBH300.
2. Connect the power supply to the power cord.
3. Connect the power cord to a 100 VAC to 240 VAC outlet.
Connecting a third-party 24 VDC power supply
Before you begin:
To power the SBH300 with a locally sourced 24 VDC power supply, use the following power supply
equipment:
• Dedicated nominal 24 VDC output, capable of at least 30W.
